Say hello to the Flatted Factory Complex — Rajasthan’s first vertical industrial facility developed especially for micro, small, and medium enterprises (MSMEs) under a modern “Plug-and-Play” model.

For many budding entrepreneurs, that dream was simply out of reach. But this new model flips the script — offering ready-to-move-in industrial units with flexible layouts and shared facilities, all at a fraction of the usual cost.


This isn’t just another government building — it’s a purpose-built, four-storey structure inside Jaipur’s Sitapura SEZ (Special Economic Zone), spanning over 4,100 square meters and offering 33 individual units designed with modularity in mind.


Each unit ranges between 1,260 to 1,360 sq. ft, and businesses can expand or reduce their space as their needs evolve. From high-speed elevators to seminar halls and a shared conference facility, it’s built for productivity from day one.

RIICO (Rajasthan State Industrial Development and Investment Corporation) is treating this as a pilot project, and if it performs well — which early signs suggest it will — the plan is to expand this model to areas like Bichoon and Bhiwadi (Khairthal-Tijara district) where industrial land is becoming increasingly unaffordable.


The entire project was developed at a cost of around ₹20 crore, and if successful, it could become a blueprint for industrial growth across the state.
